When my wife’s elderly parents asked us to help them sell their house in Tampa Palms, we called Kristy Darragh and we are so glad that we did. Not having sold a house previously, we quickly came to appreciate Kristy’s meticulous process and continuous communication from the first meeting through closing. Kristy came to the first meeting equipped with bound research on my in-laws’ home, our neighborhood, and the greater New Tampa market. She explained in detail her support for a recommended listing price and her strategy for brining the home to market. She helped us ready the home for listing and virtually staged it with up to date furnishings. Once the home was listed, we quickly had multiple offers as expected and this is where Kristy’s knowledge and experience really came to the fore. Kristy explained the nuanced differences between the offers and helped us select the one that had the highest probability of closing and closing quickly. We accepted the offer that we felt was the best fit and was contingent only on a satisfactory inspection. When the prospective buyer’s inspector produced a report that ran nearly 100 pages, Kristy and her team kicked into high gear. Kristy quickly had a tradesman engaged to address every issue – from a handyman to an electrician, plumber, painter, and even someone that specialized in water intrusion. Each item was promptly mitigated and closing occurred right on schedule. I would not hesitate to recommend Kristy Darragh to anyone looking to sell their home.

We chose Kristy because when we saw her For Sale signs go up in the neighborhood, a SOLD sign followed very quickly.  We felt that she definitely had the expertise in the Tampa Palms area to sell our home quickly and for the best price in the downturned market.  We would definitely recommend her to   our neighbors.

Recently my wife and I decided to relocate from Tampa to Texas, in order to live nearer to some of our family. We met with Kristy and discussed how we we would market our Tampa house and were blown away by the extensive research she provided on the Tampa Palms market (recent and historical sales, current listings, number of homes on the market, etc..). While most of this info was what one should expect from a Realtor, Kristy went beyond what was expected by providing in depth knowledge on particular attributes and insights of the market and comparable properties that went beyond the expected and added real value to our decision making process. This was particularly so with respect to exactly how and when we would go to market, and included a step by step strategy for maximizing value. The results speak for themselves. We decided to list the home three days before Christmas at a price much higher than we originally expected (based on Kristy’s research that there were very few homes for sale in our market area and that buyer demand was high). We sold our home in 2 days for full price, and for call cash, with limited contingencies. I should add that a major factor contributing to our success was Kristy’s team. Unlike other real estate agents, Kristy has a team supporting her that allows her customers to be served at a level unmatched. The service level was “above and beyond” consistently (even when Kristy was out of the country around the Xmas holidays). As a couple, we have bought and sold more than 15 homes in our lives. I recently purchased a home in Hunters Green using Kristy as my agent. We looked at several homes before we found "the one". Kristy was great. I found her to be very knowledgeable, responsive and well connected. She walked us through the contracting process, inspections, and helped us get the  best deal possible. Kristy was 100% professional and knowledgeable to the level of expert in all aspects of this transaction. I have to admit it was pleasantly surprising to find someone who is really good at their chosen profession and equally enjoyable just to talk to. I never had to worry whether she was going to   get back to me because she responded to phone calls and emails promptly every single time. There was no detail too minor for her to keep track of and still she also had the big picture in focus throughout the entire process. She treated me like I was her only client. On a personal note, I suspected that when I met her for the first time, her picture would be wildly out of date as is often the case, but she is even better looking than her picture suggests - and yet funny, warm and friendly to deal with. I have no doubt she could easily leverage her well-earned reputation and create a behemoth organization that would make her tons, but that would also distance her from her clients - which is probably why she hasn't done so. Selling real estate can get complicated, even overwhelming, and having Kristy navigate all the unforeseen obstacles (E.G. Inspectors who thought a door or window wasn't hanging "just so" and HOAs who thought the sidewalk and gutters needed pressure washing:  the day before closing) was like having an electric security blanket. Five stars is not enough.

Kristy will always "tell it like it is" which is what you want a realtor to do.            When we decided to sell our house, Kristy gave us excellent guidance and advice, even though we waited a year for market conditions to be right to list and sell the house quickly.            Kristy knew every comp in the neighborhood, and knew every similar house for sale in the area.  She came up with an aggressive but realistic listing price, and helped us negotiate the selling price that she predicted.  She put together a great online            virtual tour" and professional marketing flyers.  She had a well trained support staff to help her stay on top of everything, yet nearly all of our communications were still directly with Kristy.  All paperwork was explained thoroughly and handlied correctly.             Even after the closing, Kristy helped us look for temporary housing while we traveled and when we returned, helped us negotiate the purchase of a new home direct from the homebuilder (also in Tampa Palms).            Again, I would recommend Kristy to any buyer or seller in the Tampa Palms area.

Kristy came to the first appointment totally prepared.  Complete folders of all the comparables, a mockup of our house listing including street side pictures, google earth pictures of the house, and a thorough search of the property's government records. A truly professional photographer was   arranged, numerous web sites for listing, and Kristy provided a very professional staff to contact and work with for any questions or issues that came up.

From the minute Kristy walked through our front door, we knew she was the realtor for us. She made some suggestions for things to do before pictures were taken, then showed us other available and recently sold homes in our neighborhood. The presentation she created was outstanding. On the day  the house went on the market we had 13 requests for showings, 7 of which were for that day. By the end of the day, we had 2 offers, one of which was above the asking price. From the point we accepted the offer, we were kept informed of the process and given any assistance we needed to make sure the closing went off without a hitch. We interviewed five recommended agents. All gave good presentations, but Kristy's presentation and knowledge far exceeded the others. In our first meeting, she had every sales statistic for the last twelve months that pertained to our immediate neighborhood, area of the city, and county. She also   showed us every current listing and compared them to ours. Using all of the stats, our numerous home improvements and outstanding view, she guided us through the process of setting a listing price. The exercise helped us work through the emotional attachment we held for our much cared for home and choose a listing price based on facts. We had previously listed our home at a higher price with very few showings and no offers. With Kristy, we had 40 plus showings in approximately seven weeks, several offers, and sold at 97% of our asking price.
